Every engagement starts with what you're looking for: asset class, geography, deal size, return thresholds, and timeline. I only pursue opportunities that fit. When it helps, the brief goes deeper — ownership vintage, proximity thresholds, operator profile, and the specific value-creation angle you're after.

02 — Research & sourcing

I build a target universe using institutional datasets, public records, and direct market knowledge, resolving ownership and eliminating false positives. Targets are scored against your criteria: ownership profile, asset characteristics, likely seller motivation. AI accelerates the analysis, with every output validated before outreach. Access is relationship-driven — direct owner engagement and long-standing market presence determine which opportunities are actually reachable.

03 — Diligence & structuring

Diligence is active problem-solving, not document collection. I manage the full diligence process alongside your team: production records and water rights for agricultural assets, RevPAR and seasonality analysis for hospitality, rent rolls, lease abstraction, and in-place cash flow for income property. When a deal requires it, I work through structuring complexities — creative financing, zoning, and regulatory navigation — so the opportunity holds up under real execution conditions.

04 — Execution & close

I manage the process from LOI through closing, controlling information flow, navigating competing offers, and coordinating legal, lending, title, and operations. The objective is consistent: maintain leverage, reduce execution risk, and close on terms aligned with the original brief.
