01 — Mandate Definition

We establish your acquisition criteria: asset class, geography, deal size, return thresholds, and timeline constraints. This defines the scope of every subsequent action.

02 — Off-Market Sourcing

I work through direct relationships with property owners, listing brokers, and local market contacts to identify opportunities that match your mandate. This is not database-driven. It is relationship-driven.

03 — Diligence Coordination

I manage the full diligence pipeline between listing brokers and your acquisitions team. For agricultural properties, this means coordinating production records, farming cost analysis, water rights documentation, and operator contracts. For hospitality, it means sourcing STR performance data, prior appraisals, and running initial underwriting screens on occupancy, ADR, and RevPAR. For all asset classes, I coordinate NDA execution, information exchange, and timeline management.

04 — Execution

I shepherd the transaction from LOI through closing — managing competing offers, timing pressure, and the coordination between parties that complex commercial deals require.

05 — Capital Introductions

When deal structure warrants, I provide capital introductions through a FINRA-registered broker-dealer. This is not a standing service — it is offered when the transaction requires it and the client relationship supports it.
